Rental Criteria

1) Occupancy Policy

Occupancy is based on the number of bedrooms in a unit. A bedroom is defined as a space within premises that is used primarily for sleeping, with at least one window and a closet. Two persons are allowed per bedroom.

 

2) Application Process

a) Everyone who is 18 years of age or older who will be residing in the residence

must complete an application.

b) There is a non-refundable application fee of $30 per person over 18 years of age.

c)Background and Credit checks are run on all applicants which can take up to

three days.

d) State issued photo ID is required for all applicants.

e) Application must contain two years verifiable rental history and one year

verifiable continued employment.

 

3) Income Requirements

Combined gross monthly income should be at least two times the monthly rental amount. Income documentation may include, but is not limited to, pay stubs, bank statements, alimony, child support, trust accounts, social security, tax returns, etc.

 

4) Credit Requirements

Low credit scores, judgments, and/or frequent delinquencies may result in denial of application or an additional deposit.

 

5) Criminal Convictions

Upon receipt of the application and screening fee, a background check will be conducted to determine if the applicant has been convicted of a felony in the last ten years. A conviction or convictions of any felony or misdemeanor involving theft, assault, sexual crimes, intimidation, drug related, or weapons charges may be cause for denial of application and will be considered on a case by case basis.

 

6) Disabled Accessibility

Rentals can be modified for disability access at the full expense of the tenant with written consent from the Property Manager. Modifications must be made by an approved builder and building plans and permits must be submitted to the Property Manager before consent will be given. The rental must be returned to pre-modified condition upon termination of tenancy.

 

7) Pet Policy

Residences that allow pets will require an additional non-refundable pet fee. Pet fees are based on the property and how many pets the applicant has. All pets must have verifiable pet references by previous landlords or veterinarians. If approved, a photo of the pet(s) is required at the signing of the rental agreement.
